Single family home closings rose 15 percent year over year to 68 sales, even as the number of available homes fell 24 percent to 323. With just 3.9 months of supply, the single family market is operating with considerably less inventory than it had a year ago. Fewer new listings also contributed to the tighter environment, declining 11 percent to 91 properties brought to market during the month.
The median single family sale price slipped 1.9 percent to $515,000, which does not necessarily signal a broad weakening in demand. In a market with reduced supply and stronger closing activity, a slight change in the median can reflect the particular mix of homes sold, including more transactions in lower price ranges. More importantly, pending sales increased 6.9 percent to 77, suggesting that buyer engagement continued beyond the deals that closed in August. Sellers with well positioned homes may still benefit from limited competition, although pricing must align closely with condition, location, and current buyer expectations.
West Palm Beach Townhouses and Condos
The townhouse and condo market also recorded stronger sales activity, with closings climbing 21 percent to 58. However, this segment is offering a different negotiating environment. Active inventory declined 17 percent to 544 units, but the market still held 8.0 months of supply, giving buyers more time and more options than in the single family category. The median sale price declined 6 percent to $275,000, reinforcing the importance of affordability and careful pricing in a segment often influenced by payment sensitivity, association costs, and investor calculations.
New pending townhouse and condo sales rose 4.3 percent to 73, while new listings edged down 2.9 percent. That is an encouraging sign that buyers are absorbing available options, even though the pace is not yet tight enough to remove buyer leverage across the broader market.
The bottom line is that West Palm Beach is not moving in one uniform direction. Single family homes are becoming scarcer and continue to attract committed buyers, while townhouse and condo buyers have more room to compare value and negotiate. Sellers should focus on precise pricing and presentation, while buyers should be prepared to act decisively when a well priced property matches their goals.
