Fort Lauderdale Market Update
Fort Lauderdale’s August housing data points to a market where well positioned properties are still attracting serious attention, even as conditions differ by property type. Prices moved sharply higher across both segments, while the supply of available homes declined from last year. That combination is keeping the broader market from feeling oversupplied, although buyers are becoming more selective about value, condition, and location.
Fort Lauderdale Single-Family Homes
The single family home market showed the clearest signs of forward momentum. Closed sales rose 6.1 percent to 122 transactions, while the median sale price climbed 25 percent to $862,500. At the same time, active inventory fell 19 percent to 733 homes. With 5.7 months of supply, Fort Lauderdale single family homes are sitting near a more balanced range, but the lower inventory level means appealing homes can still face meaningful competition when they are priced in line with current buyer expectations.
New listings increased only 1.3 percent, which did little to offset the reduction in available homes. More notably, new pending sales jumped 21 percent to 146. Since pending activity often reflects contracts that may become future closings, that increase suggests buyer engagement strengthened during August. The market is not simply benefiting from a higher median price. It is also showing renewed transaction momentum, particularly among buyers prepared to act when the right home becomes available.
Fort Lauderdale Townhouses and Condos
Inventory for townhouse and condo properties declined 13 percent to 1,347 residences, but 10.1 months of supply still gives purchasers more room to evaluate alternatives and negotiate than in the single family market. New listings fell 15 percent and pending sales slipped 9.4 percent, signaling a more measured pace of demand. This segment remains attractive for buyers seeking a lower entry point than many detached homes, but sellers may need to distinguish their property carefully through pricing, presentation, association information, and condition.
Overall, Fort Lauderdale is not moving in one uniform direction. Single family homes are benefiting from tighter supply and improving contract activity, while townhouse and condo buyers retain greater leverage amid longer inventory levels. For sellers, the opportunity is strongest when pricing is supported by direct comparable sales. For buyers, preparation matters because the best single family opportunities may still move quickly.
