Delray Beach entered August with a market that is becoming more selective, but not necessarily softer. Across both major property types, prices rose 11 percent from a year earlier even as closed sales declined sharply. That combination points to a market where fewer transactions are occurring, yet the homes that do trade are still commanding stronger values. Lower inventory is helping support pricing, while reduced pending activity in the townhouse and condo segment suggests buyers are taking more time to make decisions.

Delray Beach Single-Family Home 

For single family homes, the median sale price reached $765,000, up 11 percent year over year. Closed sales totaled 34, down 33 percent, but the decline in completed transactions should be viewed alongside a tighter supply of available homes. Active inventory fell 8.6 percent to 246 properties, and months supply declined to 4.6 months from 5.2 months last year. That places the market near a more balanced range, although the shrinking supply gives well positioned homes an advantage.

New listings increased 5.6 percent to 75, which may give buyers a modest refresh of options heading into the fall. At the same time, 51 new pending sales matched last year’s pace. That steady contract activity suggests demand has not disappeared. Instead, buyers appear more focused on value, condition, location, and realistic pricing. Sellers who bring a property to market with strong presentation and an accurate price are more likely to capture attention before competing inventory accumulates.

Delray Beach Townhouse and Condos 

The townhouse and condo market showed a more cautious pattern. Median sale price climbed to $332,500, also up 11 percent, despite closed sales falling 38 percent to 38 transactions. Inventory declined 12 percent to 309 active listings, while months supply dropped to 5.3 months from 6.4 months. Even with fewer available properties, new pending sales fell 29 percent to 37, indicating that this segment may be experiencing a slower decision cycle.

For townhouse and condo buyers, affordability remains an important draw, but monthly carrying costs, financing considerations, association rules, and property condition can heavily influence demand. Sellers in this category may need to work harder to distinguish their property, particularly when buyers have time to compare fees, amenities, and renovation levels.
