Broward County Market Update
Broward County’s real estate market moved through August with two distinct stories. Single-family homes continued to show price strength and steady sales, while the townhouse and condo segment reflected a more measured pace with greater selection for buyers. Inventory remains an important part of the conversation, giving buyers and sellers more factors to weigh as they plan their next move.
Broward County Single-Family Homes
Broward County single-family home sales remained nearly level year over year, with 1,016 closed sales, up 0.1%. The median sale price reached $650,000, an increase of 4.0%, showing that well-positioned homes continue to command attention.
There were 4,252 active listings in August, down 23% from a year ago. Months supply of inventory stood at 4.1 months, compared with 5.7 months last year, creating a more balanced but still competitive environment for buyers. New listings increased 2.6% to 1,316, offering fresh opportunities as sellers entered the market. New pending sales, however, declined 5.4% to 1,115, suggesting that buyers are taking more time to evaluate price, condition, financing, and location before moving forward.
Broward County Townhouse and Condo Market
The Broward County townhouse and condo market offered a different landscape in August. Closed sales totaled 883, down 9.3% from the same period last year, while the median sale price rose 4.0% to $257,500.
Active inventory totaled 9,427 townhouse and condo listings, down 15% year over year. Even with that decline, months supply of inventory was 9.9 months, compared with 11.9 months a year ago. That additional selection can give buyers more room to compare communities, amenities, monthly costs, and building conditions. New listings fell 7.2% to 1,655, and new pending sales declined 8.3% to 1,000, reinforcing a market where careful pricing and strong presentation remain essential.
August showed a Broward County real estate market where pricing is still advancing, but buyer behavior is more selective. Single-family homes remain comparatively tight, while townhouse and condo buyers are navigating a broader range of choices. Sellers benefit from realistic pricing and polished marketing, while buyers benefit from preparation and a clear understanding of current inventory.
