Real Estate Market Update for West Palm Beach in September 2026

September 2026

West Palm Beach Market Update

West Palm Beach’s September housing market told two different pricing stories, connected by a shrinking supply of listings. Single family home prices climbed sharply, while townhouse and condo prices softened. Both markets recorded more completed sales than last September, but fewer new contracts suggest that recent closings may not translate into stronger activity heading into fall.

West Palm Beach Single-Family Home

Single family closed sales reached 75, up 5.6 percent year over year, while the median sale price rose 36 percent to $799,900. That sizable price increase outpaced sales growth, but it does not necessarily mean every home gained comparable value. The mix of properties sold can influence the monthly median.

Supply offered another important clue. Active inventory fell 22 percent to 338 homes, and months of supply declined from 6.6 to 4.1. With new listings dropping 37 percent to 78, fewer fresh options helped tighten conditions around available properties.

However, new pending sales fell 16 percent to 61. That disconnect between completed sales and new contracts tempers the stronger headline numbers, suggesting a tighter market rather than an across the board acceleration in demand.

West Palm Beach Townhouses and Condos

The townhouse and condo market offered a lower purchase price, with the median declining 7 percent to $330,250. Closed sales nevertheless increased 4.9 percent to 64, showing that softer pricing coincided with more completed purchases.

Active inventory dropped 17 percent to 548 properties, while supply narrowed from 11.5 to 8.0 months. Although that represents a meaningful reduction, the larger supply relative to single family homes suggests more room for negotiation.

New listings decreased 28 percent to 97, but new pending sales also fell 12 percent to 53. Inventory is contracting without a corresponding increase in new contracts. For entry level buyers, downsizers, and investors, the lower median warrants attention, though purchase price alone does not establish overall affordability or investment value.

Negotiating conditions increasingly depend on property type. Single family sellers face less competing inventory, while townhouse and condo buyers retain comparatively greater leverage. Falling pending activity in both segments makes the next round of contracts worth watching before calling this a sustained upswing.
