September 2026
MIAMI DADE - MARKET UPDATE
September brought a split market to Miami-Dade County. Single family home prices climbed despite fewer closings, while townhouse and condo pricing softened slightly as sales edged higher. Inventory declined in both segments, but weaker pending activity suggests that shrinking selection does not necessarily signal accelerating demand.
Miami-Dade Single Family Home
Single family closed sales totaled 824, down 4.7 percent year over year, yet the median sale price rose 4.1 percent to $692,000. That divergence suggests limited availability is helping support pricing even as fewer transactions reach the finish line. A higher median, however, does not mean every property gained value.
Active inventory fell 17 percent to 4,536 homes, while supply contracted to 5.1 months from 6.5 months a year earlier. New listings declined 4.2 percent to 1,316, limiting fresh competition for existing sellers. Still, new pending sales dropped 12 percent to 814. With fewer contracts entering the pipeline, sellers cannot assume that reduced inventory will translate into faster offers or stronger negotiating power across every neighborhood.
Miami-Dade Townhouses and Condo
The townhouse and condo market offered a different picture. Closed sales increased 0.6 percent to 909, while the median sale price slipped 0.7 percent to $417,090. That lower price point creates a more accessible starting place for some entry level buyers and downsizing homeowners, although purchase price alone does not determine affordability.
Active inventory decreased 7.2 percent to 11,706 properties, and supply fell to 12.3 months from 14 months. Despite that improvement, supply remained more than twice the single family level, giving purchasers greater room to compare properties and negotiate.
New listings rose 3.3 percent to 2,023, while new pending sales declined 7.5 percent to 936. More fresh listings alongside fewer new contracts could keep pressure on competing sellers, even with overall inventory below last year.
September favored neither side uniformly. Single family conditions leaned closer to balance, while the townhouse and condo segment remained more favorable to buyers. Falling pending sales warrant attention heading into the coming months, particularly where sellers face substantial competing inventory.
