Fort Lauderdale Market Update
Fort Lauderdale’s housing market moved at two different speeds in September. Single family homes recorded fewer closings but a 7.3 percent increase in new pending sales, suggesting demand may be gathering momentum. The townhouse and condo market saw pending sales fall 26 percent, leaving a more cautious outlook despite declining inventory.
Fort Lauderdale Single-Family Homes
Single family closed sales reached 115, down 3.4 percent year over year, while the median sale price declined 2.8 percent to $704,500. These modest decreases contrast with improving contract activity, suggesting recent closings may not fully capture where demand is heading.
Active inventory fell 17 percent to 767 homes, and months of supply narrowed to 6.0 from 7.9 a year ago. New listings decreased 8.8 percent to 187, meaning fewer properties entered the market to compete for attention.
Meanwhile, 117 new pending sales represented a 7.3 percent increase. With contracts rising and incoming listings slowing, the balance appears to be tightening. That could help support pricing, although the lower median shows sellers have not gained unrestricted leverage.
Fort Lauderdale Townhouses and Condos
Active inventory decreased 9.3 percent to 1,374 properties. Supply improved to 10.5 months from 11.3 months last September, but remained considerably higher than in the single family market.
New listings increased 2.5 percent to 249, while new pending sales dropped 26 percent to 100. That combination suggests sellers face continued competition for a thinner stream of contracts. For entry level buyers, downsizers, and investors, the lower purchase price relative to single family homes offers a starting point, not a complete measure of affordability or value.
Single family conditions appear closer to balance, with contracts providing an early sign of improvement. Townhouse and condo conditions favor buyers more clearly. Sellers in both segments should distinguish reduced inventory from stronger demand, because September delivered both trends only in the single family market.
