September 2026
Palm Beach Gardens Market Update
Palm Beach Gardens entered September with a split picture. Completed sales increased in both residential segments, but fewer new contracts pointed to softer activity ahead. Meanwhile, shrinking inventory tightened supply without producing uniform price gains. Single family prices declined while townhouse and condo prices rose, showing why one citywide headline cannot tell the whole story.
Palm Beach Gardens Single Family Homes
Single family closed sales reached 71, up 4.4 percent year over year, while the median sale price fell 8.3 percent to $994,000. More transactions at a lower median suggest that improving sales volume does not necessarily mean strengthening prices. The mix of homes sold may also have influenced the median, so the decline should not be read as an equivalent loss in every property’s value.
Available inventory dropped 24 percent to 254 homes, with months of supply falling from 5.2 to 3.3. New listings declined 18 percent to 84, limiting fresh competition for existing sellers. Yet new pending sales fell 17 percent to 58. Supply is tightening, but contract activity offers little evidence that buyers are becoming more aggressive.
Palm Beach Gardens Townhouses & Condos
The townhouse and condo market recorded 44 closed sales, up 4.8 percent, alongside an 8.2 percent increase in the median price to $408,500. That lower price point relative to single family homes creates a more accessible starting point for some buyers, although purchase price alone does not determine affordability.
Inventory declined 14 percent to 174 properties, and supply eased from 4.5 to 3.7 months. New listings barely changed, falling 1.8 percent to 56, while new pending sales dropped a sharper 28 percent to 43. Rising prices therefore sit alongside weakening contract momentum, a combination worth watching rather than assuming appreciation will continue.
Neither segment presents a clear advantage for every buyer or seller. Reduced supply supports sellers, but slower pending activity suggests buyers retain room to be selective. Investors should distinguish a lower entry price from a stronger investment case. Upcoming closings will help reveal whether September’s sales gains can withstand the slowdown in new agreements.
