Real Estate Market Update for Palm Beach County in September 2026

September 2026

Palm Beach County Market Update

Palm Beach County entered September with fewer homes available, higher median sale prices, and a slower pace of transactions. Inventory fell faster than closed sales in both residential segments, tightening supply despite softer demand. That combination helps explain why declining sales have not translated into lower median prices, although those medians also reflect the mix of properties sold.

Single-Family Homes

Single family closed sales totaled 1,132, down 2.7 percent year over year, while the median sale price climbed 6.7 percent to $556,000. The sharper movement came from supply. Active inventory dropped 20 percent to 4,481 homes, and months of inventory declined from 5.0 to 3.6.

That smaller pool of available homes can support sellers when comparable alternatives are scarce. New listings also fell 4.6 percent to 1,453, limiting fresh competition among properties entering the market.

However, new pending sales declined 14 percent to 1,062, a steeper decrease than completed transactions. That gap points to a potentially softer closing pipeline ahead. Sellers have less competing inventory, but rising median prices should not be mistaken for accelerating buyer demand.

Palm Beach County Townhouse and Condo

The townhouse and condo market offered a lower purchase price, with a median of $310,000, up 3.3 percent. Closed sales fell 4.3 percent to 782, showing that relative affordability alone has not produced stronger transaction volume.

Active inventory declined 15 percent to 5,858 properties, while months of supply eased from 8.8 to 6.8. Availability remains greater relative to sales than in the single family market, giving purchasers more room to compare properties and negotiate.

New listings decreased 9.1 percent to 1,278, outpacing the 4.8 percent decline in new pending sales to 760. Supply is contracting faster than incoming contract activity, gradually reducing the inventory cushion. For entry level buyers, downsizers, and investors, the lower purchase price warrants attention, but it does not establish overall affordability or investment returns.

Negotiating leverage remains uneven. Single family conditions lean more toward sellers, while townhouse and condo purchasers retain greater flexibility. Declining pending activity warrants caution about near term momentum, even as shrinking supply supports pricing.
