North Palm Beach entered July with two distinct residential markets moving at different speeds. Single family homes saw prices climb sharply as available choices narrowed, while townhouse and condo activity accelerated despite a deeper supply of listings. North Palm Beach Single-Family Home
In the single family segment, 13 homes closed during July, slightly below last year, but the median sale price rose 60 percent to $1,475,000. That combination suggests the month’s sales included a stronger mix of higher priced properties, while limited supply continued to support values. With only 28 active listings, inventory fell 22 percent from a year ago and months of supply tightened from 4.1 months to 3.2 months. This is a notably leaner setting for buyers, particularly those seeking well located homes with desirable features. New listings dropped to just five, while five new pending sales were recorded, indicating that even with fewer fresh opportunities entering the market, qualified buyers remain engaged when the right property becomes available.
North Palm Beach Townhouses and Condos
The townhouse and condo market offered a more active sales story. Closed sales increased 57 percent to 22 transactions, and the median sale price rose 12 percent to $395,000. Although active inventory declined 8.2 percent, the segment still carried 8.5 months of supply, well above the single family market. That larger selection gives purchasers more time to compare buildings, amenities, financial considerations, and location before committing. At the same time, 19 new pending sales, up 36 percent year over year, point to improving buyer participation. With 23 new listings entering the market, townhouse and condo buyers are finding options, but the growing contract activity shows that well priced residences are beginning to attract more decisive attention.
For buyers, July presents two different playbooks. Single family shoppers may need to act quickly when a property checks the right boxes, while townhouse and condo purchasers have greater ability to evaluate value and negotiate thoughtfully. Sellers of detached homes benefit from scarcity, but pricing still needs to align with today’s selective buyer.
