MARTIN COUNTY MARKET UPDATE
Martin County’s September 2026 real estate market is telling two different stories. Single family home sales slowed while townhouse and condo activity gained ground, yet both segments recorded higher median prices and fewer available properties. The common thread is tightening supply, although buyer demand is moving at different speeds.
Martin County Single Family Home
Single family closed sales totaled 168, down 4.0 percent year over year, while the median sale price rose 5.3 percent to $600,000. That combination suggests slower transaction activity has not translated into lower pricing across completed sales.
Available inventory fell 18 percent to 682 homes, with supply declining to 3.6 months from 5.1 months a year earlier. New listings also slipped 5.0 percent to 208, limiting the flow of fresh options and helping explain why prices held firm despite fewer closings.
The caution signal comes from new pending sales, which declined 12 percent to 143. Fewer signed contracts point toward a potentially softer closing pipeline. Sellers face less competing inventory, but that advantage does not mean buyers will accept any asking price.
Martin County Townhouses and Condos
The townhouse and condo market showed stronger momentum. Closed sales increased 14 percent to 90, and the median sale price climbed 8.0 percent to $237,500. The substantially lower median price than the single family segment offers a more accessible purchase benchmark, although monthly ownership expenses remain important.
Inventory dropped 25 percent to 463 properties, while supply contracted to 5.1 months from 7.9 months. New listings decreased 4.2 percent to 114 as new pending sales rose 11 percent to 89. Together, those figures show more contracts being signed while fewer properties entered the market.
That pattern points toward continued transaction activity, though it does not establish whether first time buyers, downsizers, seasonal purchasers, or investors are driving demand.
Neither segment presents a simple buyer or seller advantage. Single family sellers benefit from tighter supply but face weaker contract activity. Townhouse and condo buyers have more supply relative to sales, yet strengthening demand could gradually narrow their negotiating room. Pricing and leverage will depend on the property, not just the countywide trend.
