MARTIN COUNTY MARKET UPDATE

August brought a notable contrast to the Martin County residential market. Fewer properties closed than a year ago, yet median prices climbed sharply across both major property types as available inventory continued to contract. Rather than signaling a broad slowdown, the numbers point to a market where well positioned homes are still finding support from limited supply, while buyers are becoming more selective about where and how they compete.

Martin County Single Family Home 

For single family homes, closed sales totaled 181, down 11 percent year over year. At the same time, the median sale price reached $656,900, a 13 percent increase. That combination suggests that the decline in transactions is not necessarily price driven alone. With active inventory down 22 percent to 644 homes and months supply reduced to 3.4 months, buyers had a narrower set of options to consider. In a market with less than four months of supply, desirable homes that are properly prepared and priced can still attract serious attention.

New listings also slipped 6.8 percent to 192, which means the supply pipeline has not expanded enough to offset the reduction in available homes. New pending sales fell 7.4 percent to 175, indicating that buyers are moving thoughtfully, particularly as prices remain elevated. Still, pending activity remains close to the number of closed sales, suggesting that transaction volume may continue at a measured but steady pace rather than dropping abruptly.

Martin County Townhouses and Condos

The townhouse and condo market showed a more mixed but encouraging demand picture. Closed sales declined 23 percent to 61, while the median sale price rose 21 percent to $277,500. Inventory fell 20 percent to 492 active listings, although the 5.5 months supply provides more room for comparison and negotiation than the single family segment. Buyers in this category are not facing the same degree of scarcity, but rising prices show that attainable options remain important to purchasers seeking lower entry costs, simplified maintenance, or a Martin County lifestyle at a more accessible price point.

New townhouse and condo listings increased 6.4 percent, while pending sales rose 9.2 percent to 95. That increase in contracts is especially meaningful because it suggests fresh buyer engagement heading into the next reporting period. The segment may be developing more momentum than its closed sales figure alone indicates.

Martin County is not moving as one uniform market. Single family homes remain supply constrained and price resilient, while townhouse and condo buyers appear increasingly active as new listings create more opportunities to engage. Sellers should focus on presentation, condition, and a price that aligns with current competition. Buyers should be ready to act when a strong fit appears, especially in the limited single family inventory pool.
