Real Estate Market Update for Lighthouse Point in September 2026

Real Estate Market Update for Lighthouse Point in September 2026

October 2026

Lighthouse Point Market Report

September brought a notable contrast to Lighthouse Point. Housing supply tightened substantially, yet median sale prices declined in both residential segments. Single family inventory fell 24% while closed sales rose 15%, suggesting improved absorption. The townhouse and condo market remained slower, showing that shrinking inventory does not necessarily mean stronger demand.

Lighthouse Point Single-Family Homes

Single family closed sales reached 15, but the median sale price declined 7.4% to $1,250,000. More completed transactions alongside a lower median suggest that buyers are still committing, though not necessarily at last year’s price levels. A different mix of homes selling could also influence the median, so the decline does not establish that every property lost value.

Active inventory dropped to 75 homes, bringing supply to 4.5 months from 7.9 months a year earlier. That shift points toward a more balanced market, with less excess inventory weighing on sellers.

However, the next wave of activity looks less certain. New listings increased 11% to 20, while new pending sales fell 17% to 15. With fresh listings outnumbering new contracts, September’s stronger closings may not translate into continued sales growth.

Lighthouse Point Townhouses and Condos

The townhouse and condo market recorded two closed sales, one fewer than last September. The median sale price fell 14% to $165,500, but with only two transactions, the types of properties sold can heavily influence that figure.

Inventory declined 23% to 62 properties, and supply narrowed from 15.9 to 8.7 months. Nevertheless, this segment still carries considerably more supply relative to sales than the single family market.

New listings fell 29% to 12, while four new pending sales represented a 43% decline. Together, these figures suggest reduced listing activity is helping tighten inventory even as contract activity weakens. Lower purchase prices may interest entry level buyers and investors, but they do not yet appear to be generating stronger demand.

Negotiating conditions differ by property type. Single family sellers face less competing inventory, while townhouse and condo buyers retain greater leverage. Softer pending activity makes a near term acceleration uncertain across both segments.
