Even so, the result underscores the continued appeal of Hillsboro Beach’s scarce oceanfront and waterfront housing opportunities. Active inventory rose to five homes, while supply increased slightly to 10 months from 9 months a year earlier. With no new listings or pending contracts reported during the month, the high end market appears selective rather than fast moving. Sellers with distinctive homes have an opportunity to stand apart, but presentation, positioning, and pricing discipline will be especially important when the buyer pool is narrow.
Townhouses and Condos – Hillsboro Beach
The townhouse and condo market saw four closings, one fewer sale than last July, yet the median sale price surged 52 percent to $495,000. Supply tightened from 13.7 months to 11 months as active inventory declined to 69 residences, though it still provides purchasers with meaningful room to compare options. New listings fell to seven and only two new pending sales were recorded, indicating that demand has not accelerated at the same pace as pricing. This may appeal to downsizers and value focused buyers who want coastal access without facing the urgency often associated with a low inventory market.
Overall, Hillsboro Beach is leaning toward a buyer conscious environment, particularly in townhouse and condo communities where selection remains broad. Buyers should be prepared to act decisively on well priced, well maintained properties, while sellers should watch competing inventory and recent comparable sales closely.
