Real Estate Market Update for Delray Beach in September 2026

Real Estate Market Update for Delray Beach in September 2026

October 2026

Delray Beach Market Stats

September brought a split in Delray Beach housing activity. Single family sales accelerated as the median price declined, while the townhouse and condo market recorded fewer closings despite a higher median price. Inventory fell in both segments, but the contrasting sales trends show why a citywide reading can miss what buyers and sellers are experiencing.

Delray Beach Single-Family Home

Single family closed sales rose 19 percent to 51, while the median sale price fell 21 percent to $720,000. That combination suggests stronger transaction activity at a lower midpoint, not necessarily falling values for every home. A different mix of properties selling can also move the median.

Available inventory declined 9.6 percent to 255 homes, and supply tightened to 4.7 months from 5.5 months. With fewer homes available relative to the sales pace, negotiating conditions appear less favorable to buyers than a year earlier, even with the lower median.

New listings increased 29 percent to 90, bringing fresh competition for sellers. Yet new pending sales climbed faster, rising 58 percent to 68. That pickup in contracts points toward stronger near term closing activity, provided those transactions reach completion.

Delray Beach Townhouse and Condos

The townhouse and condo market followed a different path. Closed sales dropped 49 percent to 25, while the median price rose 31 percent to $320,000. With substantially fewer transactions, the increase warrants caution. It may reflect the properties that sold rather than broad appreciation.

Although that median offers a lower purchase price than the single family market, affordability alone did not translate into stronger demand. New pending sales fell 38 percent to 26, indicating a softer pipeline.

Inventory nevertheless declined 13 percent to 320 properties as new listings fell 22 percent to 73. Supply eased to 5.7 months from 6.6 months. Here, shrinking availability alongside weaker activity suggests fewer incoming listings are helping reduce inventory, rather than a surge in purchasing.

Single family momentum is strengthening, while townhouse and condo conditions offer comparatively more negotiating room. Neither segment supports a blanket conclusion about pricing power. Buyers should weigh comparable sales against current competition, and sellers should distinguish asking prices from prices that actually attract contracts.
