North Palm Beach Market Update
North Palm Beach entered September with two distinct market stories. Single family homes had tighter supply and a higher median sale price despite fewer closings. The townhouse and condo market offered more negotiating room, with 9.7 months of inventory and a lower median price. Those differences make property type particularly important when evaluating local conditions.
North Palm Beach Single-Family Home
Single family closings totaled three, down by two sales year over year, while the median sale price rose 25 percent to $1,000,000. With so few transactions, the median can shift considerably depending on which homes sell. The increase does not necessarily mean individual properties appreciated at the same pace.
Supply provides a clearer indication of seller leverage. Active inventory fell 6.3 percent to 30 homes, and months of inventory declined from 3.9 to 3.5. That limited selection can help support asking prices, although the small closing count makes broad conclusions about demand premature.
Meanwhile, new listings and new pending sales both reached eight, each increasing 14 percent. Fresh supply was accompanied by a similar volume of new contracts, suggesting continued buyer engagement. Pending activity points toward a potentially stronger closing pipeline, provided those contracts reach completion.
North Palm Beach Townhouses and Condos
The townhouse and condo market recorded 14 closings, up 7.7 percent, while the median sale price declined 22 percent to $262,500. More completed transactions alongside a lower median suggest activity is continuing at a less expensive price mix, though the figures alone cannot establish whether price reductions drove those purchases.
Active inventory stood at 166 properties, with no change year over year. Supply eased from 10.8 to 9.7 months but remained substantially higher than the single family segment.
New listings increased 14 percent to 32, while new pending sales fell 7.7 percent to 12. That divergence suggests competition among sellers could persist. Entry level buyers and downsizers may find accessible purchase prices, while investors should evaluate ownership expenses before interpreting lower prices as value.
Negotiating leverage leans toward single family sellers and townhouse and condo buyers. Upcoming contract activity will help reveal whether that divide narrows or deepens.
