Single family homes recorded no closed sales or new pending sales during July, matching the same period last year. Six active listings were available, down 14 percent year over year, yet the 9.0 months of inventory indicates that the limited supply has not translated into immediate urgency. Instead, the market is waiting for the right buyer and the right property match. This is a highly specialized segment where a small number of listings can materially influence monthly statistics, especially when homes are positioned at distinct price points or offer rare coastal features. The reduction from 11.8 months a year ago suggests that supply is becoming more manageable, even as sales volume remains softer. New listings fell 29 percent to 12, and new pending sales dropped 47 percent to eight, signaling that buyers are moving carefully rather than competing aggressively.
