August 2026
Palm Beach Gardens Market Update
August brought a meaningful tightening of the Palm Beach Gardens residential market. Available inventory fell sharply across both property types while pending sales increased, signaling that buyer activity is absorbing a smaller selection of homes. The result is a market with more urgency beneath the surface, although pricing is responding differently depending on whether buyers are shopping for a single-family home or a townhouse and condo.
Palm Beach Gardens Single Family Homes
Single-family closed sales rose 10 percent year over year to 66 transactions, a healthy gain considering that new listings declined 23 percent to just 62 properties. More homes sold than came to market during the month, which helps explain why active inventory dropped 28 percent to 238 homes. At 3.1 months of supply, Palm Beach Gardens is operating with a relatively lean single-family selection, particularly for buyers focused on specific neighborhoods, school zones, or move-in-ready homes.
The median single-family sale price declined 7.6 percent to $1,015,000. That movement does not necessarily indicate weaker demand. With sales increasing and supply contracting, the change may reflect the particular mix of homes that closed in August rather than broad pricing pressure across every price range. The stronger signal for near-term activity is pending sales, which rose 7 percent to 76. Buyers are continuing to make decisions despite fewer new choices, and that pending volume could support another active period of closings ahead.
Palm Beach Gardens Townhouses & Condos
The townhouse and condo segment showed a different pricing pattern. Closed sales fell 13 percent to 35, but the median price increased 5.3 percent to $397,000. Inventory declined 20 percent to 178 residences, while months of supply tightened to 3.8 months. New pending sales climbed 20 percent to 49, outpacing the number of new listings added during the month. This suggests that buyers seeking a lower-cost entry point, a seasonal residence, or a simplified maintenance lifestyle are still engaging with available opportunities quickly.
For buyers, preparation matters more when desirable properties are limited. For sellers, reduced inventory creates an advantage, but buyers are still differentiating carefully between well-positioned homes and those that miss the mark on condition, presentation, or value. Palm Beach Gardens is not moving in one uniform direction, but the decline in supply and rise in contract activity point to a market that is becoming more competitive as the next sales cycle develops.
