Real Estate Market Update for Lighthouse Point in August 2026

Real Estate Market Update for Lighthouse Point in August 2026

August 2026

Lighthouse Point Market Report

Lighthouse Point entered August with a noticeably tighter supply of available homes and a sharp increase in single family closings, even as median prices adjusted from last year’s elevated levels. The result is a market where well positioned properties can still attract serious attention, but buyers are showing more discipline around value and condition.

Lighthouse Point Single-Family Homes

Single family home sales doubled year over year, reaching 18 closed transactions in August. That jump in completed sales is meaningful because it occurred while active inventory fell 28 percent to 73 homes and new listings declined 14 percent to 18. Fewer new properties are coming to market, yet more buyers successfully reached the closing table. This suggests that demand remains present for homes that fit current buyer expectations, particularly when pricing, presentation, and property condition align.

The median single family sale price moved down 18 percent to $2.05 million. A single month’s median can shift substantially based on the mix of homes sold, especially in a market with a wide range of waterfront, renovation, and nonwaterfront properties. Still, the pricing change reinforces the importance of setting a realistic initial price rather than relying on last year’s peak comparable sales. With 4.5 months of supply, the single family segment is moving closer to a balanced environment, although reduced inventory gives sellers of compelling, properly priced homes a meaningful advantage. New pending sales rose 15 percent to 15, providing an encouraging sign that buyer activity may continue into the next reporting period.

Lighthouse Point Townhouses and Condos

The townhouse and condo market showed a different pace. Closed sales increased 13 percent to nine, while new pending sales rose 17 percent to seven. However, the median sale price dropped 56 percent to $160,000, pointing to a considerably different mix of properties closing compared with last August and potentially stronger activity at more attainable price points. Inventory declined 29 percent to 55 properties, but 7.6 months of supply still gives townhouse and condo buyers more room to compare options, evaluate fees and building conditions, and negotiate carefully than single family buyers currently have.

Lighthouse Point is not moving in one uniform direction. Single family demand has strengthened despite fewer listings, while townhouse and condo activity is improving within a market that still offers more negotiating flexibility. Buyers should be prepared to act decisively when a well priced single family home appears, while townhouse and condo purchasers may find opportunities by focusing on total ownership costs and property-specific value. Sellers should recognize that today’s buyers are active, but selective.
