Real Estate Market Update for Boca Raton in August 2026

Real Estate Market Update for Boca Raton in August 2026

August 2026

Boca Raton Market Report

Boca Raton entered August with a market defined by tightening supply and surprisingly strong pricing. Across both major property categories, the number of available listings declined from last year, yet the response from buyers varied by segment. Single family homes continued to command substantial pricing power, while the townhouse and condo market showed a more selective pace despite a major increase in median sale price.

Boca Raton Single-Family Home

The single family home market posted 75 closed sales, a modest 4.2 percent increase from last August. What stands out more is the median sale price, which rose 88 percent to $1.665 million. A jump of that size points to a meaningful shift in the mix of homes selling, stronger activity at higher price points, or both. It should not automatically be read as every home appreciating at the same rate, but it does confirm that buyers remained willing to compete for well-positioned single family properties.

Supply likely played an important role. Active inventory fell 26 percent to 255 homes, while months of supply dropped to 3.2 months from 5.1 months a year earlier. That is a notable tightening of conditions and gives properly priced sellers more leverage, particularly where location, condition, and presentation align with buyer expectations. New listings increased 3.8 percent to 82, but that modest gain was not enough to offset the lower overall inventory level. Pending sales rose 9 percent to 73, suggesting that demand entering the pipeline remained healthy heading into the next reporting period.

Boca Raton Townhouses and Condos

The townhouse and condo market moved at a different tempo. Closed sales declined 21 percent to 44, and new pending sales slipped 8.1 percent to 57. Even so, median sale price climbed 58 percent to $590,000. Similar to the single family segment, the price movement may reflect a greater concentration of higher-value sales, including renovated residences or properties in especially desirable buildings and locations.

Townhouse and condo inventory also contracted, falling 20 percent to 445 active listings. With 6.8 months of supply, this segment offers more negotiating room than the single family market, but it is far less oversupplied than it was last year, when supply stood at 9 months. Buyers are still engaging, especially when a property offers value relative to single family alternatives, but they appear to be taking more time to compare options and evaluate pricing.

Boca Raton’s August data favors sellers most clearly in the single family market, where limited supply and rising pending activity are supporting competition. The townhouse and condo segment is more balanced, creating opportunities for buyers who are prepared to assess building quality, association costs, condition, and location carefully. Sellers in either category will benefit from realistic pricing that reflects today’s narrower inventory but also the increasingly discerning nature of buyers.
