August 2026
North Palm Beach Market Update
North Palm Beach entered August with a market that is becoming more selective rather than uniformly slower. The most notable shift was in single family home pricing, where the median sale price settled at $940,000, down 27 percent from last year. Yet the price adjustment came alongside a smaller pool of available homes, not a surge of competing inventory. With active inventory down 17 percent to 30 homes and new listings cut in half, the market is giving buyers fewer opportunities to compare properties while also signaling that sellers are meeting a more value conscious audience.
North Palm Beach Single-Family Home
Single family closed sales held steady at seven, which suggests that qualified buyers are still completing purchases despite the lower median price. The key is that this is a small monthly sample, so one or two transactions can have an outsized effect on the median. More revealing is the pace of new activity. Only five homes came to market during August, while three went under contract, down 57 percent year over year. Months of supply declined to 3.5 months from 4.3 months, keeping the segment closer to balanced conditions than the headline price change might suggest. Homes that are accurately positioned for condition, location, and current buyer expectations still have a meaningful opportunity to stand out, while aspirational pricing may face a longer path to a successful sale.
North Palm Beach Townhouses and Condos
The townhouse and condo market moved in a different direction on price and demand. Median sale price increased 18 percent to $372,500 even as closed sales slipped slightly to 14. New pending sales rose 17 percent to 14, offering an encouraging indication that buyer activity may support future closings. That momentum is occurring within a much larger inventory pool of 159 active townhouse and condo listings. At 9.4 months of supply, this segment offers considerably more room for comparison, negotiation, and careful property selection than the single family market.
For buyers, North Palm Beach presents different opportunities depending on property type. Single family buyers may find limited selection but less pressure to chase last year’s pricing levels. Townhouse and condo buyers have broader choice, although rising pending activity suggests well priced, well maintained residences can still attract attention quickly. Sellers should focus on the details that influence today’s decisions, including pricing accuracy, presentation, condition, and the competition currently available.
