August 2026
Highland Beach Market Report
Highland Beach entered July with a market defined by contrast. The single family segment remained exceptionally quiet, while townhouse and condo activity continued to set the pace for overall residential transactions. With pricing declining in the attached-home market and supply still elevated, buyers have gained time to compare properties and negotiate, particularly where condition, building financials, or pricing do not align with current expectations.
Highland Beach Single Family Home
In the single-family home market, just two properties closed during August, making it difficult to draw broad conclusions from sales volume alone. The median sale price reached $11.15 million, reflecting the high-end nature of the limited transactions that did close. Active inventory held steady at six homes, while months of supply declined from 10.3 months last year to 7.2 months. That reduction matters because it indicates that available supply is being absorbed more efficiently than it was a year ago, even though the market is still offering buyers time to evaluate their choices.
Only one new single-family listing came to market, with no year-over-year change, and one new pending sale was recorded. With so few homes entering the market, each new listing can have an outsized effect on buyer options and pricing conversations. Sellers are not operating in a rapid-fire market, but the smaller supply of available homes creates an advantage for properties that are presented well, priced in line with current competition, and supported by a strong waterfront, location, or lifestyle value proposition.
Highland Beach – Townhouses and Condos
The townhouse and condo market delivered the month’s clearest momentum shift. Closed sales fell 42 percent to seven transactions, yet the median sale price rose 69 percent to $1.13 million. That combination suggests that the properties closing in August were materially different from last year’s mix, with higher-priced units carrying more weight in the numbers. At the same time, active inventory declined 27 percent to 97 listings and months of supply dropped from 12.0 months to 7.0 months.
Demand also appears to be improving. New pending sales increased 86 percent to 13, matching the 13 new listings that entered the market. That balance points to healthier absorption and may support continued activity heading into the coming months, particularly for buyers seeking a lower-maintenance Highland Beach lifestyle without the price point of a single-family home.
Overall, Highland Beach is moving closer to a more balanced environment, but the reduction in supply and stronger townhouse and condo contract activity should keep buyers focused and sellers attentive to positioning.
